The Problem

Small Problems Become Expensive Problems

Most HVAC breakdowns don’t happen out of nowhere. They start as minor issues — a dirty filter, a worn belt, a low refrigerant charge — that go unnoticed for months until something fails at the worst possible time.

Regular tune-ups catch these problems early. A $150 maintenance visit is a lot easier on your budget than a $1,500 emergency repair on a Saturday night.

Dirty filters choking your airflow
Worn parts waiting to fail
Energy bills creeping up quietly
One breakdown away from emergency rates
What We Do

What's Included in a Tune-Up

Every tune-up ends with a written report on your system’s condition, any issues found, and recommendations — prioritized by urgency so you can make informed decisions.

Cooling System Tune-Up

Spring/summer service: check and adjust refrigerant levels, clean condenser and evaporator coils, inspect and tighten electrical connections, test capacitors and contactors, lubricate moving parts, check thermostat calibration, inspect condensate drain line, measure airflow and temperature differential, and replace standard air filter.

Heating System Tune-Up

Fall/winter service: inspect heat exchanger for cracks or corrosion, test ignition system and safety controls, check gas pressure and burner operation, inspect flue and venting for proper draft, test carbon monoxide levels, lubricate blower motor and bearings, check thermostat operation, inspect electrical connections, and replace standard air filter.

Maintenance & Tune-Ups — Common Questions

What homeowners ask about keeping their HVAC system running efficiently year-round.

How often should I have my HVAC system serviced?

At minimum, once a year. Ideally, twice — once for cooling (spring) and once for heating (fall). This catches seasonal wear before you’re relying on the system daily.

A standard tune-up is a straightforward, flat-rate service. We quote the price when you schedule. If you want to lock in lower rates and get priority scheduling, ask about our service agreements.
A tune-up is a one-time visit. A service agreement is an annual plan that includes scheduled tune-ups plus benefits like priority scheduling, discounted repairs, and extended equipment coverage. The agreement is designed for homeowners who want to set it and forget it.

Usually, yes. Dirty coils, low refrigerant, and clogged filters all force your system to work harder. Correcting these issues typically improves efficiency by 5–15%, which shows up on your monthly bills.

That’s actually the best time to schedule one. Maintenance is prevention, not treatment. The goal is to catch the worn capacitor or the hairline crack before it turns into a no-heat call at 2 AM. And if your system is nearing the end of its lifespan, a tune-up helps you plan ahead — see our AC installation and heating installation pages for replacement options.

Yes. We service every major residential HVAC brand — Carrier, Lennox, Trane, Rheem, Goodman, Daikin, Mitsubishi, and more. Regardless of who installed it, we can maintain it.
