The Problem
Why Multi-Family HVAC Demands Specialized Experience
Multi-family buildings aren’t oversized single-family homes. Every design decision — equipment selection, ductwork routing, zoning configuration — multiplies across units and floors. Get the load calculations wrong and half the building overheats while the other half freezes. Choose the wrong equipment access strategy and every future service call becomes a resident disruption event.
Developers and property managers need a contractor who understands the compounding effect of multi-family design choices — one who’s worked through enough projects to know where the problems hide before they surface at occupancy.
Half the building hot, other half freezing
Every service call disrupts a resident
Design mistakes multiplied across every unit
Problems that surface only after occupancy
What We Do
Multi-Family HVAC: Engineered for Density, Built for Decades
From garden-style walk-ups to high-rise towers, we design and install multi-family HVAC systems that handle the unique demands of density, diverse unit types, and long-term serviceability.
Apartment Complexes
Individual unit comfort systems with centralized plant equipment. We design and install split systems, PTAC replacements, central plant distribution, and hybrid configurations for buildings from garden-style walk-ups to high-rise towers.
Condominiums
Owner-occupied buildings demand higher-quality equipment and noise-conscious installation. We specify and install systems that meet HOA standards and support individual unit metering where required.
Mixed-Use Developments
Ground-floor retail and restaurant spaces have entirely different load profiles than upper-floor residential units. We engineer separate systems and zoning strategies that prevent cross-contamination of noise, odors, and temperature demands.
Student and Senior Housing
Specialized occupancy patterns require systems that handle rapid load swings and maintain comfort during high-demand periods. We configure controls and equipment for the specific usage profile of each building type.

How Multi-Family HVAC Works
What to Expect
1
Preconstruction Review
We review architectural plans, MEP drawings, and unit mix schedules. We identify mechanical coordination issues, value-engineering opportunities, and long-lead equipment requirements before construction starts.
2
Load Calculations and Equipment
Unit-by-unit load analysis accounting for orientation, floor level, glazing ratios, and occupancy type. Equipment specs matched to building requirements, not catalog defaults.
3
Submittals and Installation
Complete submittal packages for GC review. Ductwork and piping coordination with all trades to resolve conflicts before they reach the field. Rough-in, trim-out, and equipment setting sequenced to your construction schedule.
4
Testing and Balancing
TAB-certified balancing of every unit and common area to verify design airflows and temperatures. Documented results delivered to ownership.
5
Commissioning and Turnover
Multi-Family HVAC — Common Questions
What developers and property owners ask when planning HVAC for multi-family and mixed-use projects.
What types of multi-family buildings do you work on?
We handle HVAC for the full range — garden-style apartments, mid-rise condominiums, high-rise towers, mixed-use with ground-floor commercial, student housing, and senior living facilities. Our 60 years in Los Angeles means we’ve worked across every building type and construction method common in the region.
Can you work on occupied buildings during renovations?
Yes. We develop phased installation schedules — typically floor-by-floor or wing-by-wing — that minimize disruption to current residents. We coordinate advance notice with property management, schedule noisy work during approved hours, and maintain HVAC service to occupied units throughout the project.
How do you handle different comfort needs across unit types?
Every unit gets individual load calculations based on orientation, floor level, window area, and occupancy type. Studios, one-bedrooms, and penthouses all have different load profiles. We size and zone systems at the unit level, then balance the whole building to prevent the hot spots and cold spots that generate maintenance calls.
Do you handle both the equipment and the ductwork?
We self-perform the full mechanical scope — equipment installation, ductwork fabrication and installation, piping, controls, and TAB. Keeping everything under one contractor eliminates finger-pointing between trades and gives you a single warranty.
What happens after the project is complete?
How do you coordinate with the general contractor?
We assign a dedicated project manager who handles all GC coordination — submittals, RFIs, scheduling, inspections, and punch list resolution. Our PM integrates into your project communication workflow and attends coordination meetings to keep mechanical work aligned with the overall construction schedule.
